The split-face block walls had faded and chalked badly on the west and south elevations, and the old coating was failing around downspouts and dock areas. We pressure washed the entire building, replaced failed sealant at control joints, patched spalled block and spot-primed bare areas before applying two coats of 100% acrylic elastomeric in the owner's original cream color.
Work ran in sections starting at 6 a.m. so storefronts, entrances and the front parking field stayed open. Tenant signs, storefront glass and rooftop equipment were masked each day, and the rear service drive was coordinated with deliveries. Scope: Pressure washing and sealant replacement; block patching and spot priming; two coats of elastomeric on all elevations; rails, doors and bollards repainted. Completed September 2025.
