Painting an Occupied Office Without Shutting Down

How evening and weekend crews repaint working offices, and what to plan beforehand

Repainting an office used to mean moving people out for a week. Today most of our office work in Frisco, Plano and Allen happens after hours, and the staff come back every morning to a clean, usable space.

After-hours painting works because the job is broken into small, finishable pieces. Instead of painting a whole floor at once, the crew takes a defined zone each night: a row of private offices, a conference room, part of a corridor. Furniture is moved, covered and put back before the crew leaves, so no one starts the day surrounded by plastic.

Paint choice matters just as much. Low-VOC and zero-VOC acrylics dry quickly and have very little odor by morning, which is essential in occupied offices, medical suites and schools.

Good planning also covers the building itself: after-hours access, alarm codes, elevator use, parking for the crew truck, and where materials can be staged without blocking exits. Property managers usually have rules for all of these, and your painter should ask for them before the first night.

What to agree on before the first night

Ask for a room-by-room sequence that shows which areas are closed each night and which must be fully usable by morning. Decide who moves sensitive items such as computers, files and lab equipment. Confirm colors and sheens in writing, including doors and frames, and keep a sample of each color for future touch-ups.

It also helps to name one contact on each side. Our foreman leaves a short note at the end of every shift and sends photos, and your office manager knows exactly who to call if something needs to change.

How long it takes

A typical 3,000 to 5,000 sq ft suite takes two to four evenings, depending on wall repairs and the number of colors. Larger floors are scheduled over one to three weeks of nights or a series of weekends. Ceiling grids, doors and frames add time, so they should be in the scope from the start.
